Should the Buyer’s Agent Attend the Home Inspection?

Should the Buyer’s Agent Attend the Home Inspection?

May 2, 2017

The question of whether the buyer’s agent should attend the home inspection can be argued both ways, and even the most seasoned industry veterans can disagree.  There are pros and cons for the buyers agent attending a home inspection, and this can even be influenced by the state and region that you’re in. A good article about this debate can be found online in “Working RE”:  http://www.workingre.com/should-agent-attend-home-inspection/  As you will read, this article surveyed experienced agents/brokers who have shared their opinions based on their real estate experience. Some of the reasons the article found for the buyer’s agent attending the inspection included: the buyer’s agent being there can act as an intermediary to request clarifications from the inspector and to explain things to the buyer. it can be a helpful learning experience for the buyer’s agent, which will help them professionally for their next client. And some of the reasons the article found for NOT attending were: being present can influence their client’s opinions towards or against something. it can open an argument about what the inspection is discovering. attending can extend the time of the inspection by several hours. And the article also points out that some real estate agents chose a middle ground of being available during some part of the inspection process, but not there for its entirety. Another good article on this topic can be found online at:  http://blog.kw.com/ready.-set.-sell-helping-clients-through-inspections As you will read, towards the bottom of the article it gives a good summary of the pros and cons of whether the buyer’s agent should attend the inspection.  And in the comments section there are further arguments provided on both sides by various real estate agents. I offer and pay for pre-inspection so that the inspection ordered by buyers will not surprise my sellers and will solve the dilemma: to attend or not… READY TO MOVE? No Dinner New Year Challange

No Dinner New Year Challange

Jan 1, 2017

…as part of the ‘Ditch The Dad Bod’ series. As a beer drinking and food loving American Man I struggle with the battle of the bulge.  Ok the battle of Morbid Obesity really.  I have tried just about every diet and every fitness craze from starvation and cleansing to masses of Fat and Protein to perpetual healthy snacking to outright fasting for 1 to 2 days a week.  Yes, Yo-Yo waist and scale and pants. In traveling and thanks to a European Wife that is quite the foody we have come to the conclusion that dinner portions and meals in traditional American culture, as well balanced as they are and of course all endorsed and recommended by the FDA (Beware this is a Government entity like the IRS and DMV.) are off the charts in calories and carbs. So here is our first lifestyle challenge of 2017 and we would love to have our friends and family try it with us for 30 days and see if our theory is correct.  30 days with no dinner. I know everyone is limping into the New Year so Monday is a great day to start and try this so here are the rules. No sugars and carbs after 5PM. Drink Green Tea or Chamomile to calm the stomach before bed. Drink a ton of water at night to feel full. Substitute large dinners with healthy snacks of veggie boils Eat quality Breakfast and Lunch Snack often throughout the day Move 30 minutes everyday.  Walk, Workout, whatever Ditch the adult libations at least 6 of 7 days. Here are some substitutes for your steak and potato that will keep you alive through the pain. Cabbage and Pickles soup (Make it spicy with no carb hot sauce) Baked Apples with Cinnamon and Splenda Handful of Almonds or other nuts (Small hand: no more than 10) Handful of Berries or Grapes (Large Hand: no limits really) Avocado and Tomato wedges in Red Wine Vinaigrette (No oil) A mountain of plain lettuce Just bubbly water… Please send your (less than 100 calorie) healthy night snack ideas to Editor@boldspicynews.com Full disclosure:  if you pass out or die trying this challenge BSNews is not liable since...

CAMP Skincare – All Natural and Organic Beauty Products

CAMP Skincare – All Natural and Organic Beauty Products

Oct 27, 2016

If I asked you what ingredients are in your face lotion, could you name them? Or better yet, could you pronounce them? Having great skin is an indicator of one’s health. The skin is the largest organ on the body. It only makes sense to treat it with the utmost care. Most, if not all, mainstream beauty products contain harsh chemicals and preservatives. Ever heard of Phthalates or how about Tricolson? Yikes!  They are meant to last on a shelf, not on your face.  After cycling through multiple beauty products, I finally found one to call my own: CAMP Skincare, a Toronto based line of beauty products that promote smart skincare using only Mother Nature’s ingredients.  I am a huge fan of the “Ying-Yang Balancing Facial Oil.”  As a repeat customer, I find that this oil leaves my skin feeling super soft and hydrated.  Did I mention that it smells amazing!? Ingredients: Cherry Kernel Oil: “Very high in linoleic acid, an essential fatty acid known to effectively reduce acne while restores skin’s barrier function for a more supple, clear complexion.” Watermelon Seed Oil: “Contains over 60% linoleic acid and has the ability to dissolve sebum. Also contains lycopene, a powerful free radical scavenger.” Argan Oil: “Known as “liquid gold,” this precious moisturizer is high in Vitamin E, polyphenols and potent phytosterols known to stimulate cell regeneration.” Pomegranate seed oil: “Studies have shown that the polyphenols found in this superfood oil may prevent wrinkle formation and reverse photo-aging caused by the UV destruction of collagen.” Camellia seed oil: “Cold-pressed from the seeds of the tea plant, this moisturizing oil is extremely high in oleic acid which delivers Vitamin-E-rich moisture for diminished fine lines and wrinkles.” Borage Seed Oil: “The greatest natural source of GLA – an omega 6 fatty acid that stimulates skin cell regeneration.” Ylang Ylang Essential Oil: “Balancing. Improves hydration in dry skin and regulates sebum in oily skin.” Pink Grapefruit Peel Essential Oil: “Detoxifying. Refreshes and tones skin with a healthy dose of vitamin C.” You can feel the love that founder, Lisa, puts in each and every product.  You are getting what you pay for at $30 for a 1 oz bottle.  However, my philosophy...
